Some of these communities date back 20-plus years whilst others are just getting off the ground. The big difference is that the ones getting off the ground today are not only newer, but they also bring in a whole new level of luxury and style that’s hard to ignore.

Buying a new off-plan villa is more than simply just buying a property. As expected different projects come with different price points. These depend on many things but largely it comes down to the location, size and of course the level of luxury in the finish. The above-mentioned prices however indicate the average price range you can expect to pay for a 3 and a 4-bedroom option.

Every off-plan project even the ones by the same developer comes with its own individual payment plans. The same is true for off-plan villa projects where the payment plans can and do often vary. Some projects require the entire amount to be paid during the construction period whilst others come with a post-handover payment plan. A payment plan that enables the buyer to pay off a portion of the property after handover.

A good example of a post-handover payment plan usually looks something like this:

  • 10% Downpayment
  • 40% During construction
  • 5% On completion
  • 40% Paid Over 3 Years After Handover

Now of course this is just one example of a payment plan for one particular project. As mentioned these do vary from developer to developer and project to project.



The average service charges payable for a villa in Dubai are around 3 AED per sq ft calculated on the plot size. Considering the average plot size is around 4,000 st ft this means a yearly service fee of just AED4,000. Service fees for an equivalent size apartment would be around AED 30,000 making villas a much lower cost option.

How is a Villa different to a Townhouse?

There are several differences between villas and townhouses both in the form of size and configuration. A villa in its true form is a free-standing building meaning it is fully detached and surrounded by the land it sits on. A townhouse on the other hand has at least one and usually two common walls it shares with the adjoining property/properties.

The other significant difference between villas and townhouses is the property and land size. Villas, generally speaking, tend to be much larger in every sense of the word and also come with significantly larger gardens. Most townhouse types on the other hand only have land at the front and back of the property resulting in significantly smaller areas.

What is an off plan villa?

An off plan villa is very much like a standard villa but off-plan. This means it’s under or soon to be under construction. Off-plan villas are often found in new and up-and-coming communities. Some of these include Dubai Hills Estate, Tilal Al Ghaf, and Arabian Ranches 3.

Off plan villas in Dubai tend to be mostly developed by the bigger or as they are often known master developers. They are usually built as part of a greater community and benefit from all the amenities and services that are usually built as part of the master plan.

How much are Villa Service Charges?

Service Charge fees for a villa in Dubai will and does vary from project to project. Generally speaking, the rate payable is around AED 2 per sq ft of the plot size. This when compared to Apartments is a relatively low rate and one that villa owners certainly benefit from after a few years.
